안녕하세요. 제가 어제 이 주제에 대한 글을 남겼습니다. 여러분께서 조언도 주시고, 임대 재계약시 에이젼트 비용(부동산 복비)을 재차 지불해야 하는 어려움에대해서 공감 및 의견 제시도 해 주셨습니다. 그래서, 제가 부동산 법을 아무것도 잘 모르지만  CEA(Council for Easte Agency, http://www.cea.gov.sg)사이트에서 현행 부동산 법으로 보이는 ESTATE AGENTS ACT 2010과 PRACTICE GUIDELINES ON USE OF PRESCRIBED ESTATE AGENCY AGREEMENT FORMS 1-8 PG 1/2011을 다시 살펴 보았는데(법 조문이라 영어실력이 모자란 저인지라 어려웠습니다..^^;; 첨부할께요!!), 결론은 CEA에 아주 단순히 저의 케이스를 가지로 질문하기로 결론을 내렸습니다. 좀 모자란 영어 문장이지만, 올립니다. 그리고, 회신이 오는데로 다시 글을 올려 공유하겠습니다. 관심있게 읽어 주세요. 저에게 무지 중요한 일이라..(아마 여기서 살아가는 많은분들이 그럴거라 생각 됩니다..^^;;)저도 공부하는 마음으로 구체적으로 알아보고 있습니다. 정말 현행법상 정당하게 지불해야 하는 비용인걸 정확히 알면 깨끗히 인정하고 마땅히 지불할 수 있기 때문 입니다. 그런데, 그게 아닐거란 의구심이 강하게 들때 지불하게되면, 지불해야 해서 지불한 비용에 대해서도 억울한 생각이 들테니까요. CEA답변을 받은 후, 필요하다면 제가 아는 싱가포리안 회계사(변리사)를 통해 좀더 알아보려 합니다. 글을 보시고, 관련 분야에 전문 지식이 있으시거나, 주변에 그런 분들이 계실 경우, 많은 공유 부탁 드립니다. (CEA발송 메일 원문) Dear whom may it concern, I am ***  from Korea. I would like to ask a below question, so kindly advise me. 1. Commission issue when I renewal, extension, contract. - I am currently renting a HDB by next year. However, I have not only met the landlord, but also I dont have her contact number even I asked two times to the sales person who worked for me to rent my flat. - So, I am worring about the upcomng renewal of the contract in June year.    If I can not have any contact with the landlord, should I need to use the same Sales person to do renewal my contract? Also, should I pay same amount, half of monthly rental fee, commission to him for renewaling the contract?    In my case, the landlords sales person asked to my sales person to share agent fee from me, so I got asked paid more by my sales person. Because, he had to share the commission, from me, with landlords sales person, so he asked me more. - So, I checked out the contract, but I found out that the detail information regarding to renewal contract is not specified on the contract what I signed.   Question) So, please, kindly advise me what shall I do to prepare to renew the contact when the expiring is be up.                 I hope there is a way that I dont pay same commission to those sales person next year. I also checked PRACTICE GUIDELINES ON USE OF PRESCRIBED ESTATE AGENCY AGREEMENT FORMS 1-8 PG 1/2011 and ESTATE AGENTS ACT 2010, however, I could not find clear clause of it.(It is also difficult to understand by myself) So, please, kindly advise me how I could survive in Singapore..
