렌트 계약서를 미리 받아봤는데 내용이 이렇네요. 이번에 제 에이전트 없이 집주인 에이전트만 끼고 계약을 하는 거라 그런건지,, 아님 원래 계약서가 이렇게 집주인 권리 위주로만 되어 있는건가요? 그러고보니 입주 후 1달 이내 고장시 집주인 수리, 그 후 100불 미만은 세입자, 이상은 집주인 수리 ... 이런 항목도 없는 것 같고.. 밑에 소중한 시간내어 한 번 봐 주시고 댓글 달아주심 감사하겠습니다. ------------------------------------------------------------------- 위에는 일반적인 내용이구요... PROVIDED ALWAYS and it is expressly agreed as follows:- a)        If the rent hereby reserved shall not be paid for seven (7) days after its due date or if there shall be a breach of any of the conditions, covenants or stipulations on the part of the tenant herein contained, the Landlord shall be entitled to re-enter upon the said premises and thereupon this tenancy shall immediately absolutely determined but without prejudice to any right of action of the Landlord for damage or otherwise in respect of any such breach or any antecedent breach and the Landlord shall have the right to forfeit the deposit held herein by the Landlord without prejudice to any right to any action of the Landlord in respect of claim for damages. b)        During the term of the tenancy hereby created if the Tenant should terminate the tenancy before the expiration of the term hereby created, the Landlord shall have the right to forfeit the deposit held herein by the Landlord without prejudice to any right to any action of the Landlord in respect of claim for damages. c)        Upon the expiry of the term hereby created, the Tenant shall deliver up the premises to the Landlord with all locks and keys complete in the like condition as the same were delivered to the Tenant at the commencement of the Tenancy (fair wear and tear excepted) and if the Tenant shall fail to make good such damage or defacement the Landlord shall do so himself and the costs thereof shall be recoverable from the Tenant or deducted from the deposit herein held by the Landlord at the Landlord’s option. d)        In case of the premises or any part thereof shall at any time during the tenancy hereby created be destroyed or damaged by fire or act of God or in any other case the following provision shall have effect that is if the premises shall be totally unfit for occupation and use by the Tenant (except where such damage or destruction has been caused by the act or default or negligence of the Tenant or the Tenant’s servants or agents) then the rent payable herein shall cease to be payable during the period whilst the premises are so unfit for occupation and use.
